Welcome to our empty nest
We would love to have it filled with your family Come and make some wonderful memories with your family. Or, plan a trip for a anniversary and, take your loved one out camping and enjoying the wilderness like fishing, hiking, or just relaxing.
Our Empty Nest
has a large slide in dining and sitting area. Also, another slide in the second bedroom. The master room will sleep 2 adults in the queen bed, which we replaced with a real queen mattress. No foam for mom and dads. The table will fold down for 2 children and the couch will fold down and place 2 adults. In the second bedroom, there is two bunks that will hold 1 adult or 2 small children on each. Then the gaming couch will lay down for 4 children.
Don't worry moms about storage, there is a walk in pantry.
There is a outside kitchen with stove, BBQ, and fridge.
Two TV's one for movie time and, one you can hook up your gaming system to. The best part is forgetting the games, and DVDs and have the much needed family time to reconnect.
Our nest
has indoor/outdoor stereo speakers, with Bluetooth and a iPod plug.
There is a large awning with lights to hang out at night and visit. Best time to take the older kids snipe hunting also,

In addition:
* I have a percolator coffee maker if you need one.
* I provide some freshly cleaned linens for the master bed and other blankets and pillows ( you are welcome to bring your own)
* Bath towels, hand soap, kitchen soap and kitchen towels.
* Queen size memory foam over queen bed (but, you are welcome to use on any bed you please)
* Some basic cleaning supplies
* RV Toilet Paper.
* Chemicals for the Toilet black tank.
* Toaster, Dishes, basic pots, pans, and cooking utensils. etc. (I only ask you clean them if you use them)
* broom and dust pan
* Spare fuses in case something blows out.
* All necessary hoses and attachments for emptying both the black and gray tanks
* Tools for lowering the trailer stabilizers and leveling blocks at the camp site. I'll explain how to use when you pick up.
* I'll have both propane tanks filled before you leave and, if you run out you are responsible to fill for the rest of your trip.
* Coax cable for hooking up television. (Only needed if staying at an RV park which offers cable television.) I do have a new Kingston satellite but, haven't figured out how to use. LOL
* Water hose and regulators for hooking up the travel trailer to RV park water source.
* Extra hose for rinsing out black tank. ( I will show you how to use when you pick up)
Other things you will need:
* You will need a generator, if not camping at a park with power
* You will need a 2 5/16 ball and hitch for towing. If you don't have one, I have an equalizer hitch, and you are welcome to use it if you want.
*You will also need a powerful enough vehicle to safely tow it. It has a dry weight of 6750 lbs. It can be towed by most half ton vehicles.
*You will need a brake controller installed in your towing vehicle. Utah law says you should have this for any trailer being towed over 2000 lbs. The weight of the trailer is almost 4 times this, so for safety sake, you should have one. These aren't expensive. If you want to install one yourself, I have seen them at Walmart for as low as $20. If you want to go to an auto shop, they will probably charge you about $150 to install one. I have also heard U-Haul installs them for cheap. (about $70 depending on your vehicle)

Cancellation Policy
Standard - Renter may receive full refund of money collected up to 30 days before rental, 50% refund of money collected within 30 - 14 days of rental, no refund within 14 days of rental. A $99 cancellation processing fee will be applied to all partial and full refunds.

Please if you bring your pet make sure they are potty trained, There will be times when we won't be booked the night before your request. You will be able to pick up so you can get ready. If you happen to need a set up or take down if I have time to help I can for a extra fee., in optional fees.
