I would like to point out that the owner was very nice and delivered the trailer without any problems. We arrived after it was set in place.
However, due to conditions listed below, the trailer was actually unusable:
The flooring at the entrance to trailer is soft and possibly rotted underneath, with mildew odor present inside and out.
